QUEENY SQUARE
Queeny Square is a small project behind the Queeny House at Velsao-Pale consisting of a showroom of around 100 sq.mtrs with double height on the Ground Floor, and just an apartment of around 160 sq.mtrs each on the First and Second Floor, overlooking the National Highway 17-B.
SPECIFICATIONS FOR APARTMENTS
STRUCTURE:
It is a R.C.C. framed structure of columns, beams and slabs. The internal partition walls will be of brick masonry and the external walls will be laterite masonry.
PLASTER:
External plaster will be double coat, sand faced cement plaster. Internal wall and ceiling plaster will be single coat with a neat coat of neeru.
FLOORING:
All bedrooms, balconies and passages shall have Vitrified Nano tiles and skirting. Ceramic tiles in Kitchen. Anti Skid Ceramic tiling for the Toilets and Full height tiling for toilet walls.
DOORS & WINDOWS:
All doorframes of first class Sal wood. Main door of teakwood. Window frames and shutters will be of UPVC having openable arrangement. M.S. Grills will be provided for windows.
KITCHEN:
Kitchen will be provided with the following:
- Platform Dado with ceramic tiles upto a height of 0.60 m.
- Ceramic tiles in Kitchen
- Modular Kitchen with cabinets above and below the kitchen platform
- Double Bowl Stainless steel sink with drain board and mixer
- Electrical/Plumbing provisions for Microwave oven, Geyser, water purifier, and exhaust fan.
INTERNAL DÉCOR:
The walls will be painted with light colour Emulsion paint, ceiling with white Emulsion paint.
EXTERNAL DÉCOR:
External walls will be of Composite panelling.
WATER PROOFING:
All toilets, WC/Bath, roofs will be provided with Chemical and Conventional water proofing. .
WATER TANK:
A common underground sump with a common electric pump and a common overhead tank will be provided.
BATHROOM:
The following sanitary fittings will be provided:
- European W.C. with flush valve/push button.
- 3 in 1 shower mixer.
- Wash basin, with mirror and accessories
- Health Faucet.
- .Inlet-outlet points for washing machine (if not required in kitchen)

SPECIFICATIONS FOR SHOWROOM
STRUCTURE:
The building will be R.C.C. Coloumn, beam and slab construction with 23 cms. Laterite stone exterior wall and 10 cms brick interior walls. The external walls will be of double coat sand faced cement plaster and painted or equivalent. One M.S. painted rolling shutter will be provided for each shop.
FLOORING:
The showroom will have vitrified tiles and skirting
WATER CLOSET:
- European with flush valve
- Wash basin with accessories
- Health faucet
- W/C tiling for wall will be ceramic tiles for fall height.
ELECTRIFICATION:
Wiring will be of copper & non-concealed and will include the following points
